Writing about our experiences building a home with lan Keyes is a pleasure. When we first purchased our empty lot in the spring of 2018, we planned to slowly and carefully select our team because Boston family commitments at that time made it difficult to travel regularly to Naples for onsite meetings. Therefore, identifying a builder, architect, and landscape designer we could trust was essential.

By the time we broke ground in 2020, in the middle of a global pandemic, we were grateful for lan’s calm, honest, and experienced advice when making difficult decisions because of the erratic supply chains and labor shortages that affected Florida, especially, after the influx of people trying to enjoy the benefits of an outdoor lifestyle during Covid. Because we were not in a hurry, lan prioritized our preference for adherence to the budget over the schedule, even when it would likely have been in his own best interest to nudge us towards finishing quickly so he could move on to the next job. We particularly valued his impactful suggestions when he felt there were items worth investing in an upgrade or when there was little daylight between two differently priced options. 

Once the pandemic was winding down, our project received an even more devasting blow in late September of 2022, Hurricane lan. The Naples area was hit particularly hard, with massive flooding and erosion. Our house, at this point, was completely watertight – with not a drop inside; unfortunately, many of the wonderful people working on our home were not as fortunate. Even through all this, lan was completely honest about the situation on the ground, the enormous shortages of labor, and the surge pricing to compete for limited equipment. Because I fully trusted that he was a man of great integrity, I was 100% confident in his advice. Reflecting upon our project, knowing that it coincided with one of the most unfortunate times to build a house, I cannot imagine how we would have fared without such an honest and talented man directing the project. We can now enjoy our beautiful (and extremely resilient) home in the perfect setting with our children and grandchildren, and we are extremely thankful to lan Keyes for being an essential part. Keyes Homes was our contractor on the multi-million dollar renovation of our home. We could not be more pleased with the finished product! lan and his team took our home from a nice but outdated Tuscan design to an updated, elegant but warm transformation.

The success of our renovation rests in the attention to detail that lan brings to any project and instills in his sub-contractors as well. He sets high standards for himself, and these same standards are carried over to those that work for him.

More specifically, our project was delivered on time despite several additions we made to the project. The quality of work and finished product was outstanding. lan communicates well and was always available to answer questions or concerns we raised. The billing and invoicing for our project was accurate and transparent. Our home was in pristine condition when we took possession at the completion of our renovation. lan’s finishing crews and cleaning team did an outstanding job. Furthermore, the final “punch list” was minimal and follow through was very timely. We continue to use most of lan’s sub-contractors for the ongoing maintenance of our home.

As an aside, with lan – as the saying goes, “What you see is what your get”. lan is a good person and a family man. He always has your best interests in mind, and this reflects on how he runs his business and the quality of work he delivers.

The real testament of any recommendation is, “Would you hire this person again?” We can say without equivocation – yes! We are very pleased to provide the highest recommendation for lan and Keyes Homes!

It’s a pleasure for us to recommend Keyes Homes as your builder. We have been working with lan Keyes and his team for over three years now. This includes the planning, architectural design, permitting, working with the Property Owners Association, to the building of the home. The process has been both smooth and seamless, highly professional, as well as fun and creative. It’s clear that lan understands the concept of building a custom home, especially one to be constructed on the Gulf, which requires it to be built with the highest quality and standards. We interviewed multiple architects and builders in our process, and it was clear the lan and his team were head and shoulders above any other group that we interviewed. lan also helped us obtain the best architect after we had a misstep with the one we initially chose. After now working with him and his team for years, I am quite confident that we made the right decision.

Their team’s quality can easily be seen even by simply going to the worksite. Just walking the construction site, you immediately notice just how clean and organized it is. We live in the same neighborhood in which our house is being built, so we can watch how the project is progressing. We are considerably ahead of home building projects that started when we started, or before. I’m always impressed seeing the consistent activity at the site, with multiple trades working at the same time, often with greater than 50 or 60 folks on the site.

It is a beehive of activity. It is also managed very well, both by the lead project manager as will as by lan. I know they have at least one weekly team meeting with the core building team, the architect, the engineer, and lan to assess progress and make any necessary course corrections a s needed. We can attend whatever meetings we choose to join and are kept up to date as we wish to be involved. This attention to detail and planning accounts for continuous high level of that has resulted in rapidly moving the project forward without any delays.

I also admire the quality of the team and their ability to work together. Building a large home on the Gulf is a complicated process that requires a team that trusts and communicates well with each other. It’s an expensive endeavor that comes with what feels like millions of decisions that must be made throughout the process. It not only requires the core team, but all the contractors and trades need to be involved and communicated with. lan and his team do this effortlessly and consistently. His contractors have worked with lan for years and have great respect for him and go the extra mile as needed. I’m also quite impressed with the trades people that lan works with. I believe they are the best in the business. Their work is first class and incredibly detailed oriented. They don’t leave things as good enough.

In sum, we could not be happier with choosing Keyes Homes as our builder. I believe we found a great builder that is building a great house for us. Please don’t hesitate to call us if you have questions.
